How to Compare Estate Property Vendor Estimates

By Bobby Martins · Published October 15, 2026

The lowest estate property bid is not always the least expensive completed job. Compare what each vendor has actually agreed to do, how changes are handled and what evidence you will receive when the work is finished.

Use one scope

Give vendors the same description of rooms, materials, access and expected outcome. Ask each estimate to identify exclusions, disposal charges, subcontracted work and conditions that could increase the price. Clarify whether cleanup is included.

Confirm the right credentials

Verify licensing where required, insurance and experience relevant to the work. Ask who will be on site and how keys and personal belongings will be protected. Do not rely on a logo or a verbal assurance alone.

Understand payment

Read deposit, progress payment and completion terms. Review cancellation and change-order provisions before agreeing. If deferred payment is proposed, clarify fees, repayment triggers and what happens if the property sale is delayed or cancelled.

Keep the record

Retain written approvals, invoices, photographs and completion notes. Clear records help the authorized decision maker explain how property money was spent and address questions later.

Common question

Should I approve a vague estimate to save time? Ask for enough detail to understand the commitment before authorizing work.
